Residential Conveyancing Service: Purchase (Freehold)

Our team is dedicated to offering a bespoke, high-touch experience for every client. We provide a fast, cost-effective conveyancing service, using direct digital integration with the Land Registry and specialist search providers to streamline the process from start to finish.

We provide tailored legal solutions across the full spectrum of property transactions, supporting both corporate clients and private individuals with expert guidance.

A typical conveyancing process normally includes the following steps (from buy’s perspective):  

  • Instruction & Onboarding: You instruct a solicitor or licensed conveyancer, provide ID, and verify source of funds.
  • Draft Contract Pack Review: Your solicitor receives the contract pack from the seller’s solicitor, which includes the draft contract, title documents, and property forms.
  • Property Searches & Enquiries: The solicitor orders searches (local authority, environmental, water/drainage) to uncover any issues, such as planned development or flood risks. They also raise specific legal enquiries with the seller’s solicitor.
  • Mortgage Offer: The buyer obtains a formal mortgage offer, which the conveyancer reviews to comply with the lender’s conditions.
  • Survey & Review: The buyer reviews the mortgage valuation and/or independent survey report, negotiating any price adjustments if structural issues are found.
  • Reporting & Signing: The conveyancer sends you a final report on the property, and you sign the contract, transfer deed, and mortgage deed.
  • Exchange of Contracts: Contracts are formally exchanged. The transaction becomes legally binding, a completion date is set, and the deposit (usually 10%) is paid.
  • Completion Day: Funds are transferred, and you receive the keys. The seller vacates the property.
  • Post-Completion: The solicitor pays Stamp Duty Land Tax (SDLT), registers the new ownership with HM Land Registry, and sends you the title deeds

If we are acting for the buyer, the scope of our work for standard conveyancing will be to:

  • Property searches;
  • Review title documents;
  • Raise enquiries with the seller’s lawyers;
  • Review replies to enquiries;
  • Review and approve the contract and other transfer documents;
  • Prepare a report on title;
  • Arrange the exchange of contracts with the seller’s lawyers;
  • Arrange completion by transferring funds to the seller’s lawyers;
  • Submit SDLT forms and payment to HMRC;
  • Register the purchase with the Land Registry.

If we are acting for the seller, we will:

  • Check the title register and plan;
  • Review Law Society forms;
  • Create and send draft contract documents;
  • Reply to enquiries;
  • Review the contract and transfer deed;
  • Proceed to exchange of contracts;
  • Draft a completion statement;
  • Deal with completion of the sale.

Fees

Legal fees

Our fee structure is determined by property value. Note that all fees are exclusive of VAT. We ensure you receive comprehensive cost information at the outset and throughout your matter to facilitate transparency.

Disbursements

Disbursements are fees paid to third parties on your behalf, including various searches. For leasehold properties, these costs depend on the specific Lease, with anticipated fees listed below. Please note this list is not exhaustive. We will provide a precise breakdown once we have reviewed the leasehold information pack from the seller’s solicitors.
